The Milwaukee area real estate market has leveled off since the frantic early-pandemic years. Prices for Milwaukee condos and single-family homes have held steady, and the widespread bidding wars of a few years ago are largely gone. Mortgage rates are still higher than buyers were used to, which has kept some would-be buyers on the sidelines. Higher rates have also kept many owners from selling, so fewer homes are on the market. With fewer buyers and fewer listings, the market for condos, houses and duplexes has settled into a healthier balance.
That doesn't mean every home sits. In the most popular areas, including Milwaukee's East Side, the Third Ward, North Shore suburbs like Shorewood, Whitefish Bay and Fox Point, and Ozaukee County communities like Mequon, Cedarburg and Grafton, well-priced homes in good condition still attract multiple buyers and can sell within days. Homes that are overpriced or need work tend to stay on the market longer and leave more room to negotiate.
Many buyers have also discovered that a condo fits their lifestyle better than a house. Condos offer less maintenance, lock-and-leave convenience and, in buildings along Lake Michigan, views that would cost far more in a single-family home. Several Milwaukee area banks offer special programs for first-time buyers of condos, single-family homes and owner-occupied duplexes. Government-backed loans can also make buying easier: FHA loans allow low down payments, VA loans offer financing with no down payment for eligible veterans and service members, and WHEDA (the Wisconsin Housing and Economic Development Authority) has programs for first-time buyers in Wisconsin. Milwaukee condos come in almost every style and price range. Along the lakefront, high-rises like 1522 on the Lake, Landmark on the Lake and Breakwater offer sweeping views of Lake Michigan, while downtown towers like Kilbourn Tower and the University Club put restaurants, theaters and the lakefront within walking distance. The Third Ward adds loft-style condos in converted warehouses, close to the Milwaukee Public Market and the Riverwalk.
If you'd rather have a quieter, suburban setting, buildings like Brookfield Lake in Brookfield, Creekside in Cudahy, Manchester Village in Glendale, Lighthouse Condos in Port Washington, Meadowbrook Village in Pewaukee, Tuckaway Shores in Franklin and Park Shore in St. Francis offer more space, parking and green space, often at lower prices than downtown.
When you compare condos, look closely at what the monthly association fee covers. Some buildings include heat, water or a concierge, and others have indoor pools, fitness rooms or guest suites. Those amenities affect the fee, so match them to how you actually live and include the fee in your monthly budget.
